The short answer
A landlord cannot lawfully change the locks, remove doors, shut off utilities, or otherwise force a tenant out of a Massachusetts rental. This is true whether or not rent has been paid, whether or not the lease has expired, and whether or not the tenant appears to have left. It is called self-help eviction, and Massachusetts prohibits it.
The consequences are not theoretical. A landlord who does it can be liable for the tenant's damages and legal costs, and the amounts involved routinely dwarf the rent that was in dispute. This page is general information rather than legal advice, and a landlord in an active dispute should be talking to a housing attorney — but the one thing worth knowing before that call is that changing the locks is not a shortcut.
What the lawful sequence looks like
Removing a tenant in Massachusetts runs through a court process called summary process. In outline: the tenancy is properly terminated with the correct notice for the situation; a summary process case is filed in the appropriate court; the case is heard and, if the landlord prevails, judgment enters; and the court issues an execution.
The execution is the operative document, and it is not self-service. It is carried out by a constable or sheriff, who must give the tenant advance notice — 48 hours is the figure most landlords encounter — before the physical move-out happens. Only at that point, with the officer present and the eviction actually being executed, do the locks get changed. Each of those steps has requirements that are easy to get wrong, which is exactly why the attorney comes before the locksmith.
Where a locksmith legitimately fits
At the end, and working to the officer, not around them. A lawful eviction lockout means attending at the scheduled execution, changing the cylinders or fitting new hardware once the constable or sheriff has carried out the removal, and handing the new keys to the landlord or their agent. It is ordinary building and property hardware work that happens to be scheduled around a court process.
What a legitimate operator will not do is change the locks on an occupied tenancy at a landlord's request without that execution in place. Being asked to is common; the answer is the same every time. If someone is willing to do it anyway, the landlord is the one carrying the liability afterwards, not them.
Abandonment, storage units, and other things that look similar
Landlords often ask about a unit that seems abandoned. It is a genuinely tricky area — an apparently empty unit may still be a live tenancy, and guessing wrong turns a maintenance decision into an illegal lockout. There is a process for it and it is worth following rather than assuming.
Commercial tenancies follow different rules from residential ones, and a commercial lease may permit remedies that would be unlawful in a home — but that depends on the lease and the circumstances rather than on it simply being a business. Self-storage is different again, governed by its own statutory scheme with its own notice requirements. The common thread is that none of these are settled by whoever is holding the drill, and the ordinary division of responsibility for locks in a rental covers the far more common day-to-day version of the question.
