Fitting hardware to doors that were not built for it

New hardware on an old door is rarely a drop-in. Mill-era doors in Lawrence were built to different standards than anything modern hardware assumes: backsets vary, stiles are sometimes too narrow for a standard deadbolt, and doors that have been planed over the years no longer sit square in the frame.

Fitting a modern deadbolt to one of these often means adapting the installation rather than forcing the door to accept a standard template — a different backset, a filler plate over an old mortise cutout, or a strike plate repositioned into solid framing rather than the soft edge of a century-old jamb.

The strike plate is the part most often done badly. A deadbolt is only as strong as what the bolt lands in, and a plate screwed into the door casing with short screws will pull out under a kick regardless of how good the lock is. Three-inch screws into the framing behind the jamb are the single cheapest security upgrade available.

Choosing hardware that survives the weather here

Exterior locks in the Merrimack Valley take a beating. Freeze-thaw cycling, road salt carried onto doorsteps through winter, and humid summers all work on the mechanism and the finish. Cheap hardware fails quickly in that environment, usually by seizing rather than breaking.

Solid brass internals hold up better than pot metal. Finishes matter less than they seem to for durability, with the exception that unlacquered finishes on exposed doors will corrode visibly within a couple of seasons here. A lock rated for exterior use is not the same as one that merely looks like it.

Grade matters more than brand. ANSI Grade 1 is commercial-duty and worth it on a door that gets constant use; Grade 2 is adequate for most residential exterior doors; Grade 3 is what comes in a discount two-pack and belongs on an interior door, if anywhere.

Smart locks, honestly assessed

Smart locks solve a real problem — keyless entry, access you can grant and revoke remotely, a record of who came and went. For a rental unit or a property with cleaners and contractors coming through, that is genuinely useful.

They also introduce failure modes a mechanical lock does not have. Batteries die, usually at the least convenient moment, and the low-battery warning is easy to ignore. Some models handle cold poorly, and exterior doors here spend a lot of the year below freezing. Anything installed on an exterior door should have a mechanical key override, and the override key should live somewhere other than inside the house.

The other consideration is the door itself. Smart deadbolts are heavier than mechanical ones and place more load on the alignment. On a door that already binds, a motorised bolt will fail to throw where a hand-turned one would have managed. Fixing the alignment comes first.
